About this role
The Facilities Maintenance Manager oversees custodial services, general maintenance, repair, and appearance of assigned facilities. They ensure all employees follow local, federal, and organizational policies while coordinating with staff and outside contractors.
Daily duties include completing routine property inspections to identify compliance issues and address poor appearance or malfunctions promptly. The manager establishes preventative maintenance schedules for HVAC, fire protection, electrical systems, and building components, and manages the property management help desk.
This position supervises custodial staff and maintenance technicians, planning work schedules and approving leave requests. The manager also interviews and selects staff, instructs them in work policies and proper use of cleaning materials, chemicals, and equipment.
The manager suggests efficiency ideas and cost reduction measures, helping implement changes within facility maintenance. It's a great feeling to work for a company that does so much good for others around the world!
Requirements
- High School diploma or equivalent; related field experience preferred.
- Knowledge and experience in facility maintenance and inspection activities.
- Enhanced knowledge of repair and maintenance of commercial building equipment including plumbing, electrical work, carpentry, and HVAC systems.
- Knowledge of related safety standards and practices.
- Experience supervising custodial staff and maintenance technicians.
- Ability to manage budgets for staff, equipment, and supplies.
- Familiarity with local and federal laws and regulations regarding facility operations.
- Experience with vendor management, including soliciting bids and negotiating contracts.
Responsibilities
- Complete routine property inspections to identify compliance issues and address appearance or malfunctions.
- Establish preventative maintenance schedules for HVAC, fire protection, electrical, and building systems.
- Manage the property management help desk, receiving and evaluating repair requests from tenants and staff.
- Solicit bids from vendors, negotiate pricing and timeframes, and secure contracts for outside services.
- Plan, assign, and supervise general custodial and maintenance staff, including scheduling and performance management.
- Order and inventory stock to ensure adequate supplies and equipment are available and in working order.
- Instruct staff in work policies, procedures, and the proper use of cleaning materials, chemicals, and equipment.
- Interview and select custodial staff and maintenance technicians.
